I get both as long as I have more deeds in the expansion department and more planks in the barn area. I am arresting nails too this way.

I bought my last smelter 2 days ago, had less than 1,000 in coin, and barely leveled up to 34. now, I'm only halfway through level 34, and I have 55k coins.
