For AVI files, it is likely an issue with the video player app you are using, since it is not a format supported by the iPad itself, but for MP4 files, the stock video player should be working fine.
Can you try a few of the sample trailer links located here:

and see if any of those work?
Using my own iPad3, they stream while downloading.

It used to work fine but now instead it playing the mp4 as it downloads it , I have to wait for it to download then open it in good player
I didn't update anything,.....strange
