You can send the boat away without filling any crates. Avoid creams and sugars boats.

Did you guys do the wheat thing first or just put up the deed as is? We all know each other but you never know who might be lurking! I had 1 coin wheat taken by a few that aren't meant for them before. So then I keep wheating 1 coin and they keep buying it. It's annoying. :/

I also had my 1 wheat for 1 coin bought by people I was not trading with. Which is weird when I consider that I also had 10 for 1 coin that were not taken.
At the same time, sometimes people go on a wheat buying spree and buy all the wheat they find. Who knows???

No. You just click the boat and it'll ask if you want to send it off empty. Then just click yes.
